White Oak is a small city of about 6,500 in Gregg County, sitting between Longview and Gladewater along US 80, roughly 50 miles east of Tyler. Like much of the area it grew out of the 1930s East Texas oil boom, but today its main draw is White Oak ISD — a small, highly rated district that's the primary reason families choose the town over neighboring Longview. It's a quiet, residential community with a compact commercial strip and little industry of its own, functioning largely as a bedroom town for Longview and Kilgore. For buyers, it offers modest, mostly mid-century and newer housing at accessible prices, with the school district as the main value driver.
